Landlord Fees

Our Landlord Fees are charged for each service required and are only to be paid after successfully letting the property. The total amount for the installation fee is £800 per property.

 This fee covers £500 for the property appraisal, advertising and viewings including negotiations with prospective tenant(s)

- £100 for drawing up individual landlord terms in the tenancy agreement & preparing a property inventory (details & terms provided)
- £100 for credit references, work references and previous occupation references as well as an immigration check if necessary
- £100 for check in, ensuring first months rent and deposit, safety requirements met and informing utility providers. Check out at end of agreement term also included.

Check in and check out is to ensure the condition of property is acceptable and compliant with safety rules and is accurately portrayed in the inventory.

The monthly management of your property is designed to take the hassle out of lettings. We will collect the rent and follow up any late payments. We will deal with any tenant enquiries or issues that arise and carry out one inspection during each month, reporting any issues back to you. Our fee for this is 15% of the rent collected and there are no other hidden fees.

We will also provide the following services included in the price

- Fire risk assessments, gas safety & electric inspections for HMO properties
- Deposit protection duties, 
- Legionella inspections as required
